When is underpinning needed?

• the soil supporting the foundation has changed in some way e.g. subsidence, expansion/contraction due to moisture level changes, large trees nearby, recent flooding or slope failure, broken or leaking plumbing pipes;

• reactive soils, poorly compacted fill, or the properties of the soil not adequately understood during the original design of the foundation or have changed where the foundation is not adequate for the conditions.
