What the appraisal is

Cracking, sticking doors and uneven floors can have several causes, and not all of them are structural. The appraisal is a visit to work out which one you are dealing with before any work or cost is discussed. It is non-invasive, so nothing is cut, drilled or dug up.

It is free, and there is no obligation to proceed with anything afterwards.

What we look at

• The symptoms you have noticed, and where they appear.
• How the cracking or movement is distributed across the building.
• Visible signs around the perimeter, paths and paving.
• Drainage and site conditions near the affected areas.
• The history of the home, and when the changes started.

What happens on the visit

Everything is explained to you in person, on the day. We walk the property with you, point out what we have found and talk you through what it means.

• We show you what we are seeing, and where.
• We explain whether it looks like foundation movement or something else.
• We set out the next steps we would suggest, which may be keeping an eye on it rather than doing work.
• You can ask as many questions as you like while we are there.

If underpinning does turn out to be the answer, every solution we design is engineer certified.

What happens next

If the appraisal suggests the movement is not structural, we will say so, and no further work is needed from us. If it does point to a foundation issue, we can talk through the options and what each would involve.

Either way, the decision is yours and there is no cost for the appraisal.
