What the appraisal is

Cracking, sticking doors and uneven floors can have several causes, and not all of them are structural. The appraisal is a visit to work out which one you are dealing with before any work or cost is discussed.

It is free, and there is no obligation to proceed with anything afterwards.

What we look at

• The symptoms you have noticed, and where they appear.
• How the cracking or movement is distributed across the building.
• Visible signs around the perimeter, paths and paving.
• Drainage and site conditions near the affected areas.
• The history of the home, and when the changes started.

What you receive

After the visit you get a written appraisal setting out:

• What we observed at the property.
• Our view on whether the movement appears structural.
• What we would suggest as a next step, which may be monitoring rather than work.
• Whether a structural engineer should be involved.

It is yours to keep, and to use for a second opinion if you would like one.

What happens next

If the appraisal suggests the movement is not structural, we will say so, and no further work is needed from us. If it does point to a foundation issue, we can talk through the options and what each would involve.

Either way, the decision is yours and there is no cost for the appraisal.
